Surrey grassland farms with large houses

Two residential farms in Surrey each offer more than 100 acres and extensive buildings.

Buttons Mead Farm at Lingfield (pictured) has 137 acres of grassland with mature woodland and is on the market for £2.25m, reflecting its position and its six-bedroom farmhouse with modern agricultural and equestrian buildings. These include a workshop, stables, barn, general-purpose building, manège and school.

The Grade 3 land is ring-fenced and most fields have water.

Further west, Edolphs Farm at Charlwood has alternative income from office and light industrial lets. This 154-acre holding is lotted two ways with the Grade II listed seven-bedroom house, traditional buildings and four acres in the first lot, which has a guide price of £1.75m.

The second lot, with a guide price of £2m, includes the bulk of the land – about 150 acres, extensive buildings, office lets, stables and a bungalow. A lodge and paddock are available by separate negotiation.

The land is Grade 3 and 4 on Denchworth series soils, a fine loam over clayey soil. (Strutt & Parker 020 7318 4668)
