Several varied lots of bare land come to the market this week, from commercial farmland to parcels with amenity or conservation value.

About 100 acres of Grade 3 land at Manor Farm, Pitchcott in Buckinghamshire is new to the market at a quiet time.

The land is good-quality, all-in pasture and has been well farmed and maintained, said selling agent Fisher German, producing a good crop of grass this summer. Soils are loamy clay and the land has above-average fertility, said the firm’s Duncan Lang.

The overall guide price is £750,000, although the land is available in lots and has good road frontage, with gated access and natural water.

In a strong market for smaller areas of land, the same firm has a 13.1-acre plot in Kingsey. This is level pasture land which was part of a turf nursery. It has recently been reseeded and is available as a whole or in lots with a guide price of £200,000. (Fisher German 01844 212 004)

A restored quarry site with several lakes and pasture as well as investment land at Ibsley near Fordingbridge in Hampshire offers a total of 114 acres in four lots. The land is managed under a Nature Conservation Management Plan and some of it is let as grazing. The overall guide price here is £560,000.

The first lot, 31.7 acres, offers a diverse range of habitats, including lakes, woodland, agricultural land and a telecom mast. Sand and gravel was extracted from the site between 2004 and 2008, with restoration including open water, reed beds, tree planting and about 14 acres of species-rich grassland. The telecom mast will provide about £4,000 a year on a 10-year lease, running to September 2020.

Lot 2 is 38.5 acres and includes a lake, wetlands and pastureland of 38.5 acres. This was worked between the early 1990s and 2003 and partially restored using inert waste materials imported to the site. About 2.4 acres of this is let on a Farm Business Tenancy until March next year.

Lot 3 comprises 19 acres of pasture and woodland and is let for £1,006 a year on an FBT which expires on 24 March next year.

Also let on an FBT is an 88-acre block of arable land at Great Wilne in Derbyshire, on the market as a whole or in two lots.

In a ring fence near the River Derwent, the land is mainly Grade 3, with freely draining lime-rich loamy soil. Lot one is about 80 acres in three fields, most with stock-proof fencing, while the second lot is a smaller block of about 8 acres.

The five-year Farm Business Tenancy runs until 29 September 2015, with a rent of £5,800 a year.

This sale has a 50% clawback on any uplift in value from uses other than agriculture, conservation or fishing. The land will be sold at auction on 1 November by Savills, which has set a guide price of £400,000. (Savills 0115 934 8123)
