Diversified income from south-western base

The Eversfield Manor Estate near Okehampton, Devon, is being relaunched to include its main house and more land.

Guide price for the whole of the 274ha (677-acre) organic farming and sporting estate with substantial diversified income is ÂŁ7.5m, through Knight Frank.

The eight-bedroom Eversfield Manor, three-bed coach house, conference facilities, offices and shoot room with 42 acres of paddocks and woodland make up the first lot with a guide price of ÂŁ2.5m.

Ellacott Barton Farm at ÂŁ5m makes up the second lot. Its eight-bedroom 16th century house is currently a four-star rated bed and breakfast business. There is also a two-bedroom annexe cottage, four-bedroom house and three-bedroom bungalow.

The farm is almost 635 acres, with a well-established shoot, river and lake fishing, mature and newly planted woodlands and a substantial range of mostly steel portal frame buildings as well as traditional stone and brick buildings with development potential.

There are extensive offices and a modern meat cutting plant, the basis of the successful Eversfield Meats business. The plant and machinery for the butchery are not included in the guide price but may be available by separate negotiation.

Investment over the last few years had included refencing, new hedgerows, woodland and gates, said agent Robert Fanshawe. (Knight Frank 020 7861 1373)
