Improved coastal farms in west Wales

Almost 202ha (500 acres) of much improved coastal land in West Wales with views over Cardigan Bay is on the market with J J Morrris.

Gorswen and Tryal Bach Farms at Llanon near Aberystwyth lie within a mile of each other. Both have full Soil Association organic status and are for sale individually or as a whole, due to restructuring by current owner Parkham Farms.

All four houses included in this sale have been extensively refurbished in the past three years, including a pair of stone-built semi-detached houses at Gorswen, one of which is let under an Assured Shorthold Tenancy.

This farm also has planning consent for the conversion of a barn to two holiday cottages and to build new cattle housing.

The main farmhouse at Tryal Bach has four bedrooms, while a newly completed barn conversion is also let on an AST.

Both holdings have also been fully re-fenced, with water laid on and drainage and re-seeding work having been done. The buildings provide ample in-wintering accommodation for 150 head of cattle at Gorswen and 300 at Tryal Bach.

Gorswen, with 195 acres, has a guide price of £1.5m, while Tryal Bach has 228 acres and a £1.75m guide price. A further 50 acres of level grassland by Tryal Bach is on the market for £275,000.
