Land with ideal location is suited to diversification

A 1069-acre south Bedfordshire arable unit with almost 4700t of grain storage is set to tempt a wide variety of buyers, according to selling agent Natalie Price.


Miss Price, of Strutt & Parker’s London office, said it would be nice if Trinity Hall Farm at Hockliffe sold as a whole because it was one of the largest areas of arable land to be sold in the area for some time.


But, because the farm is split by the busy A5, local farmers might buy some of the off-lying blocks, she reckoned.


However, its location close to a main road and the proximity of the M1 and nearby growing towns like Milton Keynes, meant the “fantastic” range of buildings could attract those looking to set up a diversified business, she added.


“The owner is somebody who really likes everything to be up to scratch.”


Local contractor LE Barnes & Son had been used for cultivations and harvesting over the past 15 years by the vendor and came highly recommended, said Miss Price.


“It has been very well farmed.


An investor could buy the farm and continue with the arrangement.”


The property, which comes with a four-bedroom house and two-bedroom cottage, is guided at in excess of £4m and is available in seven lots.


No guides had been set for the individual lots yet, said Miss Price, but she expected the land to make over £2800/acre.
