The break up of an organic estate in East Sussex and the sell off of some land in Yorkshire offer the opportunity to expand or enter the market this week.

Isfield Place near Lewes, East Sussex, is a 312-acre estate with a Grade 2 listed manor house and land certified organic by the Soil Association.

The current owners carry out a mixed farming enterprise with arable crops, pedigree Sussex cattle, a small flock of sheep and some pigs.

The estate is available in four lots, with about 114 acres of bare land divided between lots 2 and 3. A further 135 acres of arable and pastureland, stores and stock buildings are available in lot 1 which includes the main eight-bedroom house, formal garden and stables, at a guide price of £7.5m.

Lot 2, which is 61-acres in total, is about 56 acres of productive arable land cropped with combinable crops pastureland and three acres of woodland. It is available at offers in excess of £475,000.

The land is divided between six fields and borders the River Ouse, while the River Uck runs through it. It is Grade 3 with slightly less good quality land near the rivers.

On the other side of the River Ouse, three fields currently down to grass make up lot 3, totalling about 47 acres, plus about three acres of woodland, also with good road access. Lot 3 is on the market at offers over £400,000.

In the North near Helmsley, North Yorkshire, about 25 acres of productive arable land is on the market at offers of more than £175,000, or in excess of £7,000/ acre.

The land is in a single block and lies between Harome and Helmsley, with good road frontage close to the A170.

The soil type is slowly permeable fine loam over clayey soil, and the land is classed as Grade 3. It is currently cropped to oilseed rape and is capable of producing high yielding cereal, root and protein crops and produced potatoes in 2010.
