Smaller farms and land for sale in England and Scotland

A flush of smaller farms and land parcels have entered the market across England and Scotland this week, providing opportunity for entrants and those wishing to expand their farming businesses. Farmers Weekly takes a look at the pick of the property.

Northumberland

Three farm properties are for sale in Northumberland with Smiths Gore. The largest, High Oustley Farm, near Hexham, offers about 64 acres of grazing at offers in excess of £750,000 for the whole or in two lots.

The ring-fenced farm has a renovated house and a two-storey, 53ft stone barn. The Grade 4 land is permanent pasture used for hay and sheep grazing. (Smiths Gore 01434 632 404)

Low Farm, near Corbridge, offers about 20 acres of grassland, six stone stables, a shed and hay store and two properties at a guide price of £599,995.

The land is level and divided into three fenced-enclosures, which offer grazing potential.

Nearby in Hexham, the sale of Eads Bush Farm offers grazing and development opportunity. The farm has 21 acres of grassland in a ring-fence.

It has wooden stables around a concrete yard, storage sheds and a farmhouse. The land is sloped and drains naturally. The guide price is £595,000. (Smiths Gore 01434 632 001)

Shropshire

A well-equipped stock farm with 71 acres is for sale in the Shropshire Hills Area of Outstanding Natural Beauty.

Wrekin Farm (picture above) offers fertile grassland, a 30x28ft cattle shed with feed barrier, a 30x9ft cattle yard, bullpen and a three-bay barn. The farm is for sale at a guide price of £900,000 for the whole and includes two properties. (Halls 01743 450 700)

Lancashire

Livestock farmers may be interested in Brock Close Farm near Preston, which has 42 acres of grassland, two large steel cattle sheds, a Dutch barn, 11 stables and a seven-bedroom farmhouse.

The farm was previously an Aberdeen Angus beef unit and the land is used for silage. It has an asking price of £1.6m for the whole. (Smiths Gore 01200 411 046)

Cornwall

Field End Farm near Bude, Cornwall, may appeal to an entrant or farmer looking to expand their enterprise. The farm has 13 acres of grassland suitable for grazing, a 30ft square building used for livestock and a four-bedroom house in need of modernisation, with a guide price of £350,000. Fife

Two blocks of bare arable land offer opportunity in Fife. About 84 acres of Grade 3 arable land is for sale at Duloch, near Dunfermline, at offers over £475,000 for the whole. The land is also suitable for grazing and is adjacent to the M90.

The block is only available as a whole and carries a 50% clawback for uplift in value derived from planning permission being secured for development.

A further 45 acres of Grade 2 and 3 arable land is for sale at Primrose, near Rosyth, also with development potential.

The land carries a 20-year clawback to the seller for 50% of the uplift in value should planning permission be granted. Basic Payment Scheme (BPS) entitlements can be transferred. The seller is looking for offers over £340,000 for the whole. (CKD Galbraith 01786 434 600)
