Surrey farm inside M25

A 134ha (332-acre) farm inside the M25 with grade 3 land and letting income should attract farming, residential and investment buyers alike.

Knight Frank is re-marketing Beech House Warlingham, originally offered almost a year ago, following a change in its prospective buyer’s position. The guide price on Beech Farm is ÂŁ3.3m.

“There is the possibility to buy this and have it all earning immediately,” said Tom Raynham of Knight Frank. “The farmhouse could be let, there is a commercial building let and the owner would continue to farm it on contract if required. There is also income from an established shoot.”

The same firm has 179 acres of bare land on the market at Blue Anchor Farm, Blindley Heath near Lingfield in Surrey. This grade 3 land is down to grass leys and permanent pasture and includes a steel-frame building suitable for hay storage.

“This land has fantastic road access and in the past has hosted country fairs and horse events, offering investment with rental income. There is a good network of hedges and internal roads,” said Mr Raynham, who has set a guide price of ÂŁ1.295m.

Knight Frank also has a 135.6ha (335-acre) Nottinghamshire mixed farm for sale privately on a leaseback deal with the term to be negotiated. The ÂŁ3.5m guide price here includes a farmhouse and bungalow and serviceable traditional and modern buildings.
