A small traditional country estate close to Bury St Edmunds, Suffolk, and offering a sizeable block of good arable land is being launched at the end of this month.

Horsecroft Hall Estate includes a Grade II listed 19th century hall with eight bedrooms, a three-bedroom farmhouse and two cottages, excellent gardens plus 60 acres of parkland.

The property also has commercial appeal as it includes 248 acres of arable land. This is mainly Grade 3 loamy soils, currently contract farmed and growing wheat, oilseed rape and sugar beet, plus 28 acres of mainly hardwood woodland.

The estate, valued at £6m, is essentially being marketed as a whole, as the owner wished. Just one cottage and 1ha of pasture are available separately.

However, agent Anthony Holliday of Brown & Co says a buyer could retain the farmland and sell the house and grounds. SPS entitlements are included.
