Viewings invited for 9-year tenancy on large arable block

A 343-acre arable block is being offered on a 9-year farm business tenancy (FBT) in Northumberland, with viewings on Tuesday, 15 September.

Emerick and Royalty Farm is a Grade 2 commercial arable unit in the Tweed Valley, about four miles south-west of Berwick-upon-Tweed.

The FBT covers bare land, with no houses or farm buildings included in the letting.

The soils are described as “mainly deep, fertile, relatively stone-free sandy loams” and the land is easily accessed from the A698.

Soil analysis will be undertaken at the start of the tenancy and the landlord will expect the tenant to return the land with the same nutrient levels.

The 2015 cropping year has seen winter wheat and spring wheat on the majority of the land, with about 50 acres left fallow.

BPS entitlements will be let to the tenant for the duration of the tenancy and sporting rights are reserved for the letting.

The start date of the tenancy is to be decided, but is expected to be mid-October.

Applicants can ask to see the draft tenancy agreement via email and a copy will be available on the viewing day.

Viewings will be between 10am and 1pm on Tuesday and shortlisted applicants will need to attend an interview on 25 September at Savills-SmithGore in Wooler.
