A stock farm offering about 253 acres, modern farm buildings and wind energy opportunities has come to the market near Kinross in Scotland.

Ledlation Farm is set at the foot of the Ochil Hills in a ring fence with mainly Grade 4 and 5 grassland, of which about 140 acres is suitable for ploughing, and about 20 acres of woodland. It is offered as a whole at a guide price of £1.05m.

“This represents an opportunity to acquire a first-class holding, with a newly built house, well-equipped steading, all within close proximity of the local amenities,” said Duncan Barrie, senior associate at CKD Galbraith.

The farm is well-equipped with two steel portal-framed cattle sheds, the larger offering housing for 120 head, two other steel-framed sheds, a silage pit able to store 1,600t, a further indoor silage pit shed, a workshop, and two lean-tos.

It is known to have previously supported 250 ewes and 155 sucklers.

An application for the construction of four 15kW wind turbines was granted in 2010, but building is yet to get under way.

A significant rental income may also become available if a second application for three 800kW turbines is approved. The project would grant the new owner £12,500 rental income per turbine, based on a 20-year lease of the land, however there is a 30% clawback on the annual gross income.

A modern three-bedroom farmhouse looks out over the valley towards Loch Leven and is subject to an agricultural occupancy clause. The land is divided into 30 fields, all of which have stock-proof fencing and most of which have access to a natural water supply.

At its lowest point the land lies at 180m, rising to 325m and all is easily accessed via farm tracks.

The land is situated in the Strathmore and Fife nitrate vulnerable zone, and is eligible for Less Favoured Area Support. However, payments for 2014 will be retained by the seller. SPS entitlements are not included in the sale. (CKD Galbraith 01786 434 600)
