Ring-fenced farm in north Bucks to test market

A 475-acre farm in north Buckinghamshire is to come to the market for the first time in 50 years. Astwood Grange house


Astwood Grange Farm, near Milton Keynes, includes a Grade II farmhouse set right in the middle of its 474 acres of rolling Hanslope loams. The house is approached by a mile-long private drive and the farm buildings are a range of Victorian brick cattle sheds and yards with a smaller modern dutch barn.


For 10 years the land has been contract farmed by a neighbouring farmer.


There are also two farm workers’ cottages, one with vacant possession. Richard Binning, of selling agent Savills, said that although there had already been expression of interest, the farm would come to the open market. Astwood Grange 1


The guide price, which has still to be confirmed, is expected to be about £4.5m, which would value the land at £5750/acre, although Mr Binning said he expected the sale to exceed this. “It’s not a purely amenity farm, so it will be interesting to see which way it goes. It will attract both farming and investment buyers.”
