Two good sized commercial arable farms in East Yorkshire and Lincolnshire are just what the spring market has been waiting for.


At almost 576 acres, Barff House Farm at Brandesburton near Driffield, is the larger of the two, with a guide price of £5.5m, valuing it at £9549/acre. Agent Mark Caley of Leonards, Hull, describes the house, with origins in the mid-1700s, as stunning and the mainly Grade 2 farm as a rare opportunity.

The large farmhouse has seven bedrooms and was split into two in the past. Traditional outbuildings include garaging, a stable block and cart shed, while there is grain storage for 680t in newer buildings and a five-bay general purpose building.

Soils types range across Landbeach, Wick 1, Downholland 3, Holderness and Bishampton 1, growing wheat, barley, oilseed rape, beans, sugar beet, peas, onions and potatoes in the past. This farm will attract strong interest from both investors and farmers; all the land is drained and the farm has access to 45m gallons of water for irrigation.

Barff House Farm is being sold so that the current owners can develop their sand, gravel and storage businesses further. They will retain the mineral rights, which is common for the area, and the sporting rights. The farm is all in a Nitrate Vulnerable Zone.

Across the Humber estuary to the south, Millennium Farm at Holton-le-Clay is also a highly productive commercial and residential unit but with the house and buildings having been built from scratch since 2000, it provides a complete contrast.

This 490-acre North Lincolnshire farm is in a ring fence between Holton-le-Clay and North Waltham, about 10 miles from Louth and is being sold to allow its owners to find another similar project. The six to seven-bedroom farmhouse is complemented by grain storage for 2000t as well as further storage, a machinery shed and workshop.

The land is Grade 3 Holderness deep clay loam, with current cropping in a wheat/oilseed rape rotation. Savills has set a guide price of £3.25m, or £6633/acre, for the private treaty sale, with sfp entitlements, sporting and mineral rights included.
