A farm with universal appeal has been launched onto a hungry West Country market.

Park Farm, Cadley, a 155.4ha (384-acre) mixed grass and arable farm near Marlborough in Wiltshire, has been lotted two ways to appeal to commercial farmers, equestrian businesses, residential and lifestyle buyers.

It is part of the 10,000-acre Savernake Estate and is the first disposal of a farm by the vendors since the estate was purchased in the 1940s.

Park Farmhouse, which is parcelled with buildings and almost 8.5 acres of grassland, has five bedrooms and is built of red brick under a tiled roof and dates from the 18th century.

Most of this lot is let under a Landlord and Tenant Act Tenancy and notice has been served to gain vacant possession from 2 June 2012.

The land extends to about 374 acres, mainly arable and grass with some woodland. The grade 3 silty and loamy soils over clay are mostly let on a farm business tenancy for £38,000 a year. Notice has been served to gain vacant possession from 29 September 2012.

This lot includes a range of buildings, including covered yards, three barns, a redundant milking parlour, slurry lagoon and silage clamps.
