Fishy valuation in Fens

AN AQUATIC sale in The Fens has led to a tricky valuation exercise for Penny Bowles at Brown & Cos Spalding office.

In fact, she says, The Lake at Deeping St James, Peterborough, is so unique the firm has decided not to issue a guide price at all and is inviting offers from interested parties. However, the agent does concede that she would be hoping to achieve something close to an agricultural value.

The property extends to 93 acres of which almost 80 acres are water, the balance consisting of mature woodland and small areas of agricultural land. The site is also designated as a Site of Special Scientific Interest and has been used by the vendors for fishing, conservation and walking. Miss Bowles says environmental bodies could be interested and enquiries have already been received from keen anglers. &#42
