FOLLOWING the purchase of the majority of the 1830-acre Tufton Estate, the Lees Farm, an arable unit in Hampshire, is on the market as a whole or in seven lots.
The buyers once part of Frank Butler Farms are believed to have bought most of the arable land – about 1338 acres – on the Tufton Estate, Hurstbourne Priors, near Andover, marketed earlier this year by Knight Frank and Simmons & Sons, for a figure in the region of £3300/acre on a bare land basis.
However Lees Farm, South Warnborough, near Odiham includes 620 acres of mainly grade 3 silty soil type arable land, 570 acres are registered for IACS, and 19 acres of pasture. Including a six-bedroom farmhouse and three further dwellings the whole is expected to achieve in excess of £3m by agent Nicholas Hextall of John D Wood & Co.
Most of the arable land is split into three blocks and farm buildings include grain storage and cattle housing. Each property is lotted separately with a few acres of pasture to appeal to the residential buyer.n
