Cowford lies within attractive rolling countryside in an accessible and fertile part of Perthshire, 9 miles north west of Perth. The farming estate sits in a shallow sheltered bowl with established woodlands affording a high degree of privacy. Views to the Grampian Mountains in the north and the Lomond Hills in the south are seen on approach and from the higher points on the farm.

The estate enjoys easy access south to Perth and Edinburgh via the A9 and M90, with Edinburgh (52 miles) generally just under one hour’s drive away. The nearest railway station is Perth which offers regular services to Inverness, Edinburgh, Glasgow and London (including a sleeper service).

The village of Bankfoot (3.5 miles) offers a primary school and local shopping. More extensive shopping is found in Perth which lies 9 miles to the south. Known as the ‘Fair City’, Perth has an excellent range of shops and professional services. There are a number of high quality restaurants and good leisure facilities including a swimming pool, ice rink and sports centres. Secondary schooling is available in Perth, with a number of renowned private schools within reach including Craigclowan, Kilgraston, Glenalmond and Strathallan.

The recreational opportunities in the area are excellent. There are a number of golf courses in Perthshire and Fife, with the championship courses of Rosemount, Gleneagles, St Andrews and Carnoustie all within easy driving distance. Fishing is available on the River Tay and its tributaries, and shooting and stalking can be taken on Cowford itself, but also on other estates within the area. Perth is a gateway to the Highlands with endless opportunities for hill walking, and winter sports at Glenshee Ski Centre which lies approximately an hour’s drive to the north. There is also a wide range of equestrian activities, with a racecourse at Scone and polo at Errol.

Perthshire is particularly well served by agricultural and grain merchants and there is a successful local machinery ring which can provide additional farming resources as required. United Auctions hold weekly livestock sales at their centre in Stirling (39 miles).


Cowford comprises an equipped arable farm of 417 acres (described as Lot 1 in the particulars of sale). Lots 2 & 3 have been sold.

The farmhouse and farm buildings, accessed by a 1.25 mile private road, lie in a tranquil setting at the centre of the farm.

There are two semi-detached farm cottages lying immediately south of the farm steading both of which are let and provide a useful income. These cottages are excluded from the sale but are available in addition to the purchaser of Cowford.

The in-hand arable farming operation currently forms the principal enterprise with the current rotation including wheat, spring barley, peas and seed potatoes, with occasional grass leys and shopping turnips. This rotation has been used effectively to improve soil fertility and to maximise the profitability of the farming business with good rents paid for non-cereal crops. Typical yields in recent years have been 3.5t/acre for winter wheat and 2.25t/acre for malting barley. Up to 40 cattle have been wintered in the cattle courts at Cowford in the past, and areas sown down to grass are let for ewe hogg wintering from time to time.

The land is classified as Class 3(1) by the James Hutton Institute and lies at between 100m and 120m above sea level. The fields are well laid out and of a generous size, and easily accessed from the core central track which runs the length of the farm.
