The land is laid out in five fields, access to the land is from a metalled track serviced from Holmes Lane from the south and Bridge Lane from the East.
The land is described as Grade 3 and is of the Wallasea 1 soil series which is a deep stoneless non-calcareous and calcareous clayey soil.
The land is located at Horkstow Bridge, 9 miles North East of Scunthorpe, 5 miles south west of Barton Upon Humber and 1.3 miles south of the River Humber. The land is at a level between two 5 metre contours to the east and west and is formed by a parcel of land between the Old and New routes of the River Ancholme.
The land wraps around an ex brick works to the east, to the north adjacent to the River Humber is a large cement works and the northern end of the land is crossed by overhead electricity cables strung between off site pylons.

IACS & SPS Entitlements
The Basic Farm Payment Entitlements are availble by separate negotiation.
The land is subject to an Entry level and Higher Level Stewardship Agreement reference AG00307541 running from 1st September 2010 untill the 31st August 2020. The Purchaser would need to confirm that they would carry on the remainder of the agreement at the end of any occupation by the vendor. Copies of the document can be seen via the Agent.
Tenure & Method of Sale
The Freehold interest in the Land is offered by Private Treaty either with vacant possession or subject to either a Farm Business Tenancy or a Contract Farming Agreement to suit the Purchaser.
The proposed occupation by the vendor would be via a Farm Business Tenancy with a term of five years at a rent of £17,500 per annum. This would (based on the guide price) provide the purchaser with a 2% return. The vendor is also open to discussing terms for a Contract Farming Arrangement if that suited the purchaser.

From Scunthorpe head north on the A1077, turn right to Appleby on Risby Road. At Appleby head north on B1027 (Ermine Street). After 2.1 miles turn right onto Holmes Lane. Follow Holmes Lane for 2.2 miles to its termination at the River Ancholme. Turn left onto a track, pass one field and the entrance to the land is immediately on left.
