The land lies around the villages of Hoveringham and Caythorpe in Nottinghamshire, in an area controlled by Newark and Sherwood District Council. The A46 runs north to south about 6 miles to the south east, the A1 runs north to south about 12 miles to the east.
The land is classified as Grades 2 and 3 as recorded in the Soil Survey of England and Wales. Field number 1267 is restored former gravel workings and is classified as Grade 4. The soils are described as being of the Wick 1 and Fladbury 2 associations. The Wick 1 soils are described as being deep well drained coarse loamy and sandy soils, locally over gravel. Some similar soils affected by ground water. Slight risk of water erosion. The Fladbury 2 soils are described as stoneless clayey soils variably affected by groundwater, some with sandy subsoils. Some with fine loamy soils. Flat land, risk of flooding. Wick 1 is suitable for the growing of cereals, some horticultural crops and stock rearing on grassland areas. Fladbury 2 is suitable for cereals on drier areas and permanent grassland.

The land is available freehold with vacant possession available upon completion.
In addition to the purchase price, and if applicable, the purchaser will be required to take and to pay for on completion, all growing crops and acts of husbandry carried out up to the time of completion at the valuation of the vendors agents, Savills, whose decision will be binding. The valuation will be calculated on the basis of cultivations carried out, cost of seed, fertilisers, lime and sprays applied, in accordance with the Central Association of Agricultural Valuers (CAAV) costings.
Wayleaves, Easements and Rights of Way
The property is sold subject to, and with the benefit of, all existing wayleaves, easements and rights of way whether public or private and covenants whether mentioned or not. The land will be sold subject to a development uplift clause. This uplift clause specifies that 25% of any increase in value of the land due to development (as defined in Section 55 of the Town and Country Planning Act 1990) will be payable to the Vendors or their successors in title should such development occur within 25 years from the date of completion. The uplift clause shall not be triggered by any development for agricultural and or equestrian purposes.
Basic Payment Scheme
The majority of the land is registered to receive payments under the Basic Payment Scheme. The entitlements for the majority of the arable land are currently held by the tenants and will be transferred back to the landlord or a nominated third party on expiration of the current tenancy.
