The land lies around the southern and eastern sides of the village of Thurgarton in Nottinghamshire, in an area controlled by Newark and Sherwood District Council.

The A46 runs north to south about 6 miles to the south east, the A1 runs north to south about 12 miles to the east.


The Land
The land is split into three parcels by Station Road and Bleasby Road both of which provide access to the land along with the A612.

The land is classified as Grade 3 as recorded in the Soil Survey of England and Wales and the soils are described as being of the Worcester and Fladbury 2 associations. The Worcester soils are described as being slowly permeable non-calcareous and calcareous reddish clayey soils over mudstone. The Fladbury 2 soils are described as stoneless clayey soils variably affected by groundwater, some with sandy subsoils. Some with fine loamy soils. Flat land, risk of flooding. Both these soil types are suitable for the growing of cereals and stock rearing on grassland areas.

There are no mains services connected to the land.

The land is available freehold with vacant possession upon completion.

Wayleaves, Easements and Rights of Way
The property is sold subject to, and with the benefit of, all existing wayleaves, easements and rights of way whether public or private and covenants whether mention or not. The selling agents are aware of a bridleway and a footpath that cross the land. There are a number of electricity pylons crossing the land.

The land will be sold subject to a development uplift clause. This uplift clause specifies that 25% of any increase in value of the land due to development (as defined in Section 55 of the Town and Country Planning Act 1990) will be payable to the Vendors or their successors in title should such development occur within 25 years from the date of completion. The uplift clause shall not be triggered by any development for agricultural and or equestrian purposes.
