An outstanding holiday cottage complex with residential appeal.
Sproxton Hall Cottages originally formed a range of traditional farm buildings serving the neighbouring Sproxton Hall and were converted in 1989 to provide four self contained holiday cottages overlooking a central courtyard with a separate 3 – 4 bedroomed owners house to the side which has full residential occupancy rights and retains a high degree of privacy and its own impressive outlook.
The cottage complex is situated on the eastern edge of the small hamlet of Sproxton at the end of a no-through road, yet is conveniently situated only a short drive south of the popular market town of Helmsley which offers an extensive range of facilities and amenities with the North York Moors National Park lying beyond.
The property lies on the edge of the Howardian Hills Area of Outstanding Natural Beauty and there are many miles of walking and glorious scenery in the surrounding area.
Ryedale is a well established and promoted tourist area with numerous attractions including the North York Moors National Park with its steam railway at Pickering with the mansion houses and gardens of Castle Howard, Nunnington Hall and Duncombe Park Estate all nearby.
The monastic ruins of Rievaulx and Byland are readily accessible with the historic city of York a short drive to the south and the coastal attractions of Whitby and Scarborough within an hours drive to the east.
These attractions and more have contributed to excellent occupancy rates at Sproxton Hall Cottages which offers potential purchasers a ready made package for those wishing to live in an idyllic village setting whilst at the same time generating income from an established market.
The property is approached via a private gravelled driveway leading around to an L shaped courtyard comprising the four holiday cottages which have been skilfully converted to provide functional accommodation which retains a wealth of traditional features including exposed wooden beams and stonework yet is modern and easily maintained accommodation with a separate boiler system serving each cottage.
A gate to the side leads around to the owners accommodation, Bransdale Cottage, which is privately situated away from the main courtyard with an enviable south facing aspect and private courtyard garden with the accommodation briefly comprising a large living area with glazed doors leading out onto the south facing private patio with a modern fitted kitchen to the side and a versatile dining hall leading onto three double bedrooms (two with ensuite facilities), a house bathroom and a useful study / bedroom four. Leading off from the kitchen is a large utility room and linen storage area with separate laundry at the side which has its own external access door to allow use by guests.
To the rear of the cottages is a small stone garage and store and the property features a large lawned area to the side of the cottages leading onto a small paddock field of approximately 1 acre served by a modern timber field shelter with a large gravelled parking and turning area on the edge of the courtyard with ample capacity to accommodate peak visitor requirements.
