The land comprises several productive parcels of land which are predominantly laid to temporary pasture, although the majority have in the recent past been included within an arable cropping rotation including cereal, maize and potato crops. The soils comprise a mixture of loamy and clayey loamy soils suitable for arable and grassland cropping. The land is designated as a mixture of grades II and III on the agricultural land classification maps. The land extends in total to about 141.41 acres and is offered for sale as a whole or in up to three lots.

Lot 1 – about 18.98 acres

Lot 1 is coloured in blue on the attached plan and totals about 18.98 acres. The land is divided between three enclosures, all of which are laid to pasture. The principal enclosure extends to about 15.33 acres with access from the north eastern corner. The other two enclosures comprise two conveniently sized pasture paddocks, both with access from the adjoining road to the north and the benefit of a mains water supply connected to enclosure number 2105.

Lot 2 – about 22.36 acres

Lot 2 is coloured in green on the attached plan and comprises a single enclosure totalling about 22.36 acres. The land is all laid to pasture, has the benefit of a mains water supply connected with access from the adjoining road to the south and includes several attractive in-field trees.

Lot 3 – about 100.07 acres

Lot 3 is coloured in pink on the attached plan and comprises a parcel of productive arable/pasture land, the majority of which is laid to temporary pasture. The principal access to the land is from the adjoining road to the east with a useful concrete access drive running toward the centre of the land offering excellent access for farm machinery. There is also access from Stoke Lane to the north into field enclosures 3513 and 6115. The land is divided between 10 good sized enclosures and the River Cam runs through the land to provide a natural water supply, although mains water is located within Stoke Lane along the northern boundary.

Tenure and Possession

The freehold of the land is offered for sale with vacant possession available upon completion. It is anticipated that completion of the sale will take place at the end of August 2018.


The sporting rights are owned with the freehold and included with the sale.

Health and Safety

Potential purchasers are requested to take particular care when inspecting the land, bearing in mind especially the risk of sudden movements from livestock and machinery which may be present on the land at the time of inspection. Potential purchasers are requested to wear supportive footwear for viewings, and are advised to be conscious of potentially uneven and slippery ground surfaces.

Basic Payment Scheme

The land is all registered on the Rural Land Register. Basic Payment Scheme entitlements are included in the sale. For the avoidance of doubt, the 2018 payment will be retained by the Vendor. The Purchaser(s) will be required to farm in accordance with the cross compliance rules from the time of completion of the sale until the end of the 2018.

Environmental Stewardship Schemes

The land is currently subject to an Entry Level Stewardship agreement. However, this expires on 31 August 2018. The land will therefore not be sold subject to any environmental stewardship agreements.
