West Wales offers a versatile farm with potential income from lettings and equestrian interests.

Penlan Fawr Farm Estate near Lampeter in Ceredigion has three houses and a holiday let barn conversion. It comes to the market next week with the relocation of the current owners to her family farms in Buckinghamshire.

The main house is newly built in stone and has four bedrooms, while there is also a two-bedroom coach house, three-bedroom farmhouse and two-bedroom cottage, some of which are let on assured shorthold tenancies. There is scope to convert further traditional buildings.

Most of the 167 acres is permanent pasture but there is a small acreage of woodland. The fields are well served by internal tracks, and rides have been established.

A large range of traditional and modern buildings includes several large open span steel-framed buildings as well as general purpose storage and in-field shelters.

Most of the land is in a ring fence apart from about 27 acres, which lie close to the main farm entrance. Penlan Fawr is marketed jointly by Powells of Monmouth and Savills’ Cardiff office, which have set a guide price of £2m for the whole although there is scope for the acreage to be reduced.
