Large Borders farm sale offers mixed holding with turbines

A 1,473-acre arable and beef farm in the Scottish Borders with three wind turbines is for sale at offers in excess of £5.25m.

About 882 acres of Falahill’s Grade 4 land is put to arable production, with a further 415 acres in permanent or ploughable pasture.

Located at Heriot, 20 miles from Edinburgh, the rotation is based on winter barley, winter oats and temporary grass leys.

Grazing ground supports the 325-head Angus and Limousin sucker herd, which has capacity to increase to 450.

Alongside the cattle housing, there is 1,000t of grain storage and a large number of modern and traditional buildings.

The sale includes three 12.1kW wind turbines that save the farm about £5,000/year in electricity bills and earns £20,000/year in export tariffs.

A mixed woodland covers 150 acres of the farm, providing shelter belts and potential amenity appeal. It is being marketed through Savills.
