The UK farmland market is starting to pick up, with a good range of arable and grassland opportunities entering the market this week. Farmers Weekly picks out some of them.
Livestock farm near mart, Cumbria
Then 77-acre Syke Farm near Kirkbampton, Cumbria, is for sale at a guide price of £865,000, or in three lots.
Cubicles, loose housing, a sheep shed, crop storage and a silage pit are included. The farm is also close to Broadway Auction Mart in Carlisle.
Grassland surrounds the farmstead, which has a modern four-bedroom farmhouse.

East Anglia arable opportunity, Norfolk
Arable farmers in Norfolk looking to extend their acreage may consider 104 acres near Saxlingham Green.
The land is predominantly Grade 3 and has been cropped to wheat, barley and oilseed rape. A 1.5-acre fenced grass paddock is included in the sale, or available in a separate lot.
BPS entitlements will be transferred to the buyer and the land is entered into ELS and HLS agreements until April 2017.

Grassland and woodland, Wales
A 48-acre block of pasture and woodland near Newtown in Powys is for sale at a guide price of £225,000.
The land at The City does not include BPS entitlements and is not entered into any environmental stewardship agreements.

Grassland with arable potential, Gloucestershire
Solomon’s Trump offers 80 acres of pasture for sale near Huntley.
It is used to graze dairy cattle, but the Grade 3 land has arable cropping potential.
BPS entitlements are available by separate negotiation and the land is entered into an ELS until April 2016.
An uplift of 25% is payable to the vendor should any future development take place on the land.

Well-equipped arable unit, Oxfordshire
Modern farm buildings, grain storage and 262 acres of predominantly arable land are for sale at a guide price of £2.6m for the whole or in three lots.
Worsall Farm, near Highworth on the Oxfordshire-Wiltshire border, offers Grade 3 and 4 land, currently cropped to cereals, oilseed rape and spring beans.
Two 30x15m steel-framed buildings are included – one offers 1,200t of grain storage, while the other is used as a machinery shed and fertiliser store.
The farm recently completed a 10-year countryside stewardship scheme. BPS entitlements will be transferred to the buyer, but the 2015 payment will be retained by the vendor. (Savills 01865 269 179)
Arable and commercial woodland, Essex
Ashmans Farm near Kelvedon, Essex, has a mix of arable and income-producing woodland.
About 71 acres of willow, poplar, chestnut and ash earns the current owner £60,000 annually, largely in the supply of willow for cricket bats and basketry.
The additional 86 acres of Grade 2 and 3 stoneless clay and sandy silt loam soils has been farmed by contractors growing cereals, but the vendor intends to plant cress over the entire arable acreage for 2015 cropping.
A 3.5m gallon reservoir provides 13,600cu m of irrigation water for winter abstraction. Two properties are included, as well as traditional and modern agricultural buildings.

160-acre mixed farm, Devon
Brightmans Hayes Farm (pictured top) near Petrockstowe, North Devon, has potential for a mixed farming operation.
At a guide price of £1.6m, the farm comprises 100 acres of Grade 3 arable land, which has previously yielded wheat at 4t/acre, and about 50 acres of permanent pasture.
Modern farm buildings are used for housing beef cattle, but the former dairy farm retains its parlour, large covered yard and silage clamp, along with a four-bedroom farmhouse.
The agent suggests the farm would suit an expanding dairy farmer looking for additional heifer-rearing space or a mixed livestock and arable enterprise. BPS entitlements are included. (Staggs 01392 255 202)
Fertile Cornish land
About 92 acres of sought-after land on Cornwall’s Lizard Peninsula is for sale at a guide price of £750,000.
The fertile Grade 2 and 3 land at Trease Farm, near Helston, has double-cropping potential and is currently used for potato and daffodil production.
The land is farmed under a farm business tenancy agreement, which expires in September, but has potential to be renegotiated. BPS entitlements are retained by the tenants.
There is a galvanised steel cattle shed in good order and a steel-framed shed in need of repair.
