Versatile Devon organic opportunity

Seclusion and opportunity close to Exmoor National Park are offered by a farm near Dulverton Devon.

The farmhouse at Western Farm needs improvement but there are modern farm buildings and a wide range of traditional stone barns with potential for conversion to alternative uses, said Seddons’ Will Chanter, who has set a guide price of £1.75m.

Western Farm has a mix of arable and pasture land, with half of the acreage having been recently fenced to a high specification and run as a deer park producing both red and fallow deer.

The land is in its first year of organic conversion with an Organic Entry Level Stewardship agreement ending in May 2016. It includes small blocks of woodland, ponds and an established shoot which forms part of a larger syndicate. (Seddons 01884 255 520)

Also in Devon, Stags is selling Lower Whitsleigh, Winkleigh, Devon, with a guide price of £1.4m. Most of its 47ha (116 acres) is suitable for arable use, said Alex Rew, head of farm agency.

The renovated period farmhouse sits centrally in the land, which is in good heart, and there is also a large three-bedroom holiday cottage. Run as a game farm until recently, most of the land is let to a local farmer for maize or cereals but will be available with vacant possession on completion. (Stags 01392 680 059)
