Yorkshire free range set up includes established brand
A well set-up free-range egg unit is about to be launched in North Yorkshire with a good family farmhouse plus two bedroom annexe all in very good order.
George F White’s Barnard Castle office is selling Saunders House Farm at Barningham, just off the A66, with a guide price of ÂŁ1.7m. Included are a free-range egg production unit with capacity for 34,500 hens, a range of traditional and modern farm buildings, stables and almost 19ha (47 acres) of temporary grass and permanent pasture.
There are four main poultry houses for between 2,000 and 16,000 birds each and the sale includes the farm’s Kingfisher Farms brand.
Automated feeding, fan-assisted natural ventilation and packing facilities are included in all of the main poultry houses. There is also a general purpose building and a steel portal frame building with concrete wall panels and central feed passage, a silage clamp for 500t and sheep handling and dipping facilities.
A Vodafone phone mast site brings rental income of ÂŁ3,900 a year and the farm is sold subject to a Higher Level Scheme agreement, which includes a range of management options and expires in 2019.
The only Higher Level Scheme management option is educational access – this carries an annual payment of ÂŁ3,000 and requires a number of educational visits to the farm each year, while Entry Level Scheme management options on the farm attract an annual payment of approximately ÂŁ565.
