Atractive Northumberland Estate with planning consent for substantial country house

Strutt & Parker is launching another farm in Northumberland, after local agent George F White brought four opportunities to market recently.


Claire Mallen of Strutt & Parker’s Morpeth office is marketing a 271-acre arable farm near Berwick-upon-Tweed, although it is more likely to attract a lifestyle buyer than a farmer looking for a commercial opportunity.

Tweed Braes Estate borders the river Tweed for more than a mile and includes planning permission to construct a 5000sq ft, five-bedrrom house with self-contained annex.


Shooting rights are included, and while there is no established shoot, the land promises some rewarding rough shootings, Miss Mallen said. Fishing rights are not available.


There are 147 acres of gently rolling arable land with a further 66 of improved grassland. The topography becomes more dramatic as the land drops away steeply to the river’s banks.


Tweed Braes Estate is lotted three ways, but Miss Mallen said she expected it to sell as a whole. She is looking for offers of more than £1.7m.
