Bags of choice for units under 250 acres

Buyers looking for farms smaller than 250 acres have a choice of several counties.

In north Shropshire, Ollerton House Farm near Market Drayton has 183 acres of arable and grassland and traditional farm buildings with long-term development potential. The £1.9m guide price includes a house described as “the perfect project”, mainly 18th century and largely unaltered since then.

There are also two semi-detached cottages, one of which is let. Most of the land is in arable cropping and the remainder is ploughable. The 241 acres of bare land at Hill Farm, Glemsford, Suffolk, through Lacy Scott & Knight and Robinson & Hall is mainly arable and will attract those looking to expand on the back of higher cereal prices. The £1.3m guide includes some low-lying grass and amenity land with river frontage.

Glfach-y-Rhiw, St Harmon, in mid Wales, lies 320 to 400m above sea level and will go to auction through Halls on 19 October.

The first of two lots has guide price of £320,000 to £360,000 and includes the detached three bedroom farmhouse, traditional stone ranges, more modern purpose-built livestock housing and 36 acres of grazing land. The house needs modernisation while some of the buildings are semi derelict.
