Arable block sold as a whole

LOCAL interest in 282 acres of mainly arable land at Hawkedon, near Bury St Edmunds, has resulted in a sale as a whole.

Thurston Hall Farm was guided at £845,000 (£2996/acre) and went very close to its guide, according to Gi Chown at FPDSavills. As the market waits for an announcement involving an unusually large acreage on the east Suffolk coast, the company is still working on Manor Farm, Knodishall, near Aldeburgh.

Some 50 acres of the 600-acre farm, launched in May with a £2m guide, has found a buyer but the rest of the farm is looking to go as a whole. It includes a six-bedroom Georgian-style house, equestrian features and commercial land, part of which has an 8m gal irrigation licence.

"The market is patchy," said Ms Chown. "There are strong pockets, but there are fewer purchasers for whole farms."
