FEARING land values might drop back further next year an arable unit in Suffolk is being marketed now.

Also the unit – Lodge Farm, near Stowmarket, Suffolk – has a strong residential angle which due to the farms location, popular with commuters, could generate interest from the non-farmer buyer.

The 466-acre arable unit is split in two by a road and the selling agent FPDSavills have lotted it accordingly. The main unit – 367 acres includes the six-bedroom house and a general purpose building and two water abstraction licences totalling more than 3m gallons.

In a ring fence the grade 3 land is classified a fine loam over clay with current cropping including winter wheat, sugar beet, vining peas and oilseed rape. The areas of woodland on the farm provide the basis for a shoot.

As a whole Lodge Farm is guided at £1.4m with the bareland valued at about £2400/acre.
