Values lift for ag properties

SALE values of all agricultural properties rose slightly in the year ending Dec 31 1997 from £2275/acre as at Dec 31 1996 to £2305/acre.

However the volume of land traded fell from 140,093 acres for 1996 to 113,513 acres for the following year end, according to the prices of agricultural land in England published by MAFF.

Also the three-month comparison for sale prices achieved for the quarters ending Sept 30 1997 and Dec 31 1997 reflect a slight average dip in values of about £20/acre.

Sales of bare land with vacant possession for the annual comparison ending Sept 30 record a decrease from £2000/acre to £1618/acre, but the number of transactions increased significantly from 4640 to 6177 during the same periods.
