LOT 2 RANGE OF BARNS FOR CONVERSION
Permission has been granted for the conversion of the existing stone and tile dairy and cubicle housing to a substantial five/six bedroom dwelling totalling about 4,090sqft/380sqm, which is more specifically shown on the plans. The site benefits from far reaching views to the south and is surrounded by its own farm buildings and further land, with permission also granted for the formation of a new private access to the site. In addition to the barns for conversion, the following buildings are included in the sale:

TOWN AND COUNTRY PLANNING
Conditional planning permission was granted by Sedgemoor District Council on 8 January 2019 under application reference 40/18/00015 for the change of use and conversion of existing agricultural buildings to form a dwelling and the formation of access and parking as shown on the plans.
COMMUNITY INFRASTRUCTURE LEVY (CIL)
The purchaser will be required to complete the CIL Commencement Notice and return this to Sedgemoor District Council, acknowledgement of receipt of which must be received before any works can commence. Sedgemoor District Council have calculated there is no CIL liability payment due in respect of the current proposed conversion.
Permission has been granted for the formation of a new road access to the east of the site.
Mains water and electricity are available in the vicinity of the site. A new private drainage system will need to be installed by the purchaser. A right will be reserved over Lot 1 for a connection to the mains electricity to be made for Lot 2.
