The land is classified Grade 3 with soil belonging to the Beccles 1 series, a chalky till described as a fine loam over clay soil suitable for growing winter cereals, some potatoes and grassland. The land is drained and has grown a mainly cereal rotation.

Bedingfield House Farm is located in a rural yet accessible part of Suffolk. The farm is only about 5½ miles to the east of the A140 Ipswich to Norwich trunk road.
