Bedingfield House Farm is situated in a rural and peaceful part of mid- Suffolk. The farm lies within the hamlet of Bedingfield and is accessible via quiet country roads. Bedingfield House is situated at the end of a 300 metre tree lined drive which culminates in a large turning and parking area in front of the house. The period farmhouse enjoys a south and east facing position with views over the large well-kept moated gardens which are bordered by mature horse chestnut and lime trees that provide total privacy. Attached to the house is a large party and pool room extension providing wonderful leisure and entertaining space.

To the rear of the farmhouse are an extensive range of mainly disused farm buildings originally used for commodity storage, pig housing, machinery and equipment storage. The buildings have their own independent access and include a traditional timber framed barn and could be converted to alternative uses.

The accessible arable farmland lies in a compact level block and is well laid out with fields of generally a good size and regular shape.

Bedingfield House Farm is located in a rural yet accessible part of Suffolk. The farm is only about 5½ miles to the east of the A140 Ipswich to Norwich trunk road. The large village of Debenham is located about 3½ miles to the south and can provide for most everyday shopping requirements as well as having a village school and a number of hostelries. The larger former market towns of Eye (5 miles) and Framlingham (9 miles) provide a wider range of facilities with the county town of Ipswich (17 miles) providing a full range of regional level commercial, retail and leisure services and facilities.

The A140 trunk road provides good access to both Norwich and Ipswich, linking with the A14 and the national motorway network beyond. There are regular mainline train services to London Liverpool Street from Diss (10 miles) and Stowmarket (13½ miles) which take about 1hr 35 minutes and 1hr 25 minutes respectively. There is air travel available from Norwich City Airport (38 miles) and Stansted Airport (65 miles) and ferry services from Harwich International Port (48 miles).
