The buildings comprise former cowstalls of brick and tile construction with a timber lean-to off, together with a block built former dairy. Permission has been granted for the conversion of these buildings (with the lean-to to be removed) to a single storey two bedroom dwelling with a gross internal area of about 52.58sqm, as shown on the plans below. In addition, there is a two bay Dutch barn which can be retained for parking, or use as required by the purchaser. The site totals about 0.42 of an acre (about 0.20 of an acre excluding the new access drive) and adjoins agricultural land to the south and east.
The buildings are situated about a mile to the south of North Petherton, between Taunton and Bridgwater, with access off the adjoining Taunton Road (A38) which in turn provides easy access to the M5 Motorway at Junction 24 via North Petherton, and the Somerset County Town of Taunton, about six miles to the south.
TOWN AND COUNTRY PLANNING
Planning permission was granted in April 2015 by Sedgemoor District Council for the conversion of the buildings to a dwelling under application reference number 37/15/00015. The drawings were amended by a subsequent application numbered 37/17/00075 granted in November 2017. The consent was triggered in February 2018, by laying the foundations to link the existing buildings. These have received approval from Building Control under building application number 1/FP/17/11205.
The vendors have fenced and planted the hedgerow to the east of the new access driveway. The purchaser will be required to erect timber post, rail and wire fencing on the site boundaries to the south and east of the buildings, and to install the new access and driveway off the A38 in accordance with the Planning Permission and drawing prepared by the vendors.
The vendors have paid Sedgemoor District Council the Community Infrastructure Levy (CIL) in respect of the site. The area shaded in pink on the plan on the back page shows that offered for sale. This includes an extra area of land which is close to the barn, but was not included in the area on which planning permission was granted.
Mains water, electricity and gas run within the A38 adjoining the site and connections can therefore be established by the purchaser as required. The purchaser will be required to install their own private drainage system in respect of the site.
There is a mains gas pipe which runs parallel to the A38 within the western boundary of the site. The vendor has agreed the specification of the access road with Wales and West Utilities in respect of this matter with a reinforced concrete slab required over the gas main where access is obtained from the A38. The vendors will retain a right of access for all purposes into their land (situated to the east of the site). This will run overthe first section of the new road access as hatched on the plan below.

The property is offered for sale by private treaty with a guide price of £110,000.
