Carie lies in a glorious setting on the northern side of Loch Tay below the Ben Lawers mountain range. Ben Lawers is Scotland’s 10th highest Munro and the highest mountain in the Southern Highlands. Lot 1: Carie East: to include Carie Farmhouse, farm buildings and 70 acres of land.

Lot 2: Carie: to include 891 acres of farmland, 111 acres of woodland and frontage on to Loch Tay.

Lot 1 – Carie East
Carie East extends to about 70 acres and it is centred upon a traditional homestead sitting within a ringfenced block of farmland. At the core of Carie East is a modest farmhouse and outbuildings which provide all that is required for the day to day operation of the farm. The land, which lies to the front and side of the farmyard is gently rolling and it offers good housing for livestock.

Farmhouse
Carie Farmhouse lies in a well screened position a short distance from the public road and it is approached via a short drive which terminates at the back of the farmhouse. The farmhouse sits in a mature, fenced garden which is laid to lawn and flanked by mature hardwood trees.

The house is of stone construction with a harled exterior under a slate roof. The internal layout of the house is typical of its age and style and it provides functional living and bedroom accommodation over two floors. Land

The land lies to the south of the public road and rises from 170m above sea level at its lowest point, close to the south eastern boundary, and gently rises to its highest point of 220m above sea level close to the public road on the northern boundary.

The land is particularly attractive and comprises undulating farmland providing useful shelter for stock. The land closest to the farmhouse is gently sloping and has a southerly aspect which is ideal for lambing / calving when stock needs to be closely monitored.

Lot 2 – Carie

Lot 2 adjoins Lot 1 to the north, south and west. The land is split by the public road and it extends to about 1,046 acres. The land comprises permanent pastures, ancient oak woodlands, rough / hill grazing and access onto Loch Tay. The land rises from 110m above sea level on the southern boundary by Loch Tay to 470m above sea level at its highest point on the northern boundary. The land is currently utilised for farming purposes with the upper areas being well suited for grazing during the summer months.

Loch Tay
The highlight of Carie is the shore frontage onto Loch Tay. The frontage extends to over 2km and much like the rest of Carie it has a south facing aspect. The sheltered shoreline comprises shingle bays, beaches and rocky outcrops providing a variety of spots to enjoy picnics, barbeques, wild swimming and activities on the water. There may also be potential to build a boathouse, adding further appeal to this part of the farm. Access to the shore is predominantly by foot, however there is a rough track down to the lochside which is accessible by an all-terrain vehicle.

Habitat and Nature
The varied and natural habitats across Carie support a wonderful ecosystem which attracts a diversity of wildlife, flora and fauna. Across much of the land there are curlews, golden plover, birds of prey and deer. In the spring and summer months the grasses, bogs and heather come to life with beautiful colours typical of Perthshire’s highland landscape.

Running along the shoreline is the Carie and Cragganester Woods SSSI (Site of Special Scientific Interest). These beautiful upland oak woodlands offer a mosaic of habitats that provide a haven for wildlife, flora and fauna and a tranquil space to walk and enjoy the surroundings.

Woodland Creation
Given the natural topography of the land to the north of the public road and its south-facing aspect, there is excellent potential for woodland creation. This area is free from conservation or environmental designations, making it particularly suitable for such projects. According to the Perth and Kinross Woodland and Forest Strategy, the land is designated as having ‘potential’ for new woodland initiatives.

In recent years, the vendors commissioned surveys and, in October 2023, submitted a planting application to Scottish Forestry for a mixed commercial and native planting scheme. This scheme was approved in September 2024.

Although the planting scheme was approved and a contract issued at the time, it was not signed and has since expired.
