Description

The Site – Equating to approximately 4.9 acres (1.98 hectares), this greenfield development site has been used as a holiday campsite for over 30 years. Being surrounded by hedging, woodland, and walls, the site is enclosed and private. The site slopes at an average gradient of 1:14 from the north western corner of the site, 32.5m AOD, down to the south eastern corner of the site, 20.0m AOD. There is existing access to the site directly from Churchill Way (A386) and pedestrian access to the coastal path through the vendor’s retained land can be negotiated.

Location – The village of Northam offers an excellent range of amenities including health centre, dental surgery, post office, newsagent, village shop, butcher, and restaurant, along with various pubs.

Just over a mile away, the village of Appledore is a quaint port and ship building village with the most picturesque quayside and narrow cobbled streets providing a range of amenities including a mini-supermarket, post office, primary school, library, a selection of galleries and artisan craft shops, and several pubs and restaurants.

Also nearby is the coastal village of Westward Ho! which has a three mile long sandy beach adjoining the Northam Burrows Country Park and the Royal North Devon Golf Club. The coastal footpath also runs through Westward Ho! and offers wonderful walks along the rugged North Devon coastline.

The market town of Bideford offers a wider range of amenities including banks and two supermarkets. The regional centre of Barnstaple
with railway station is 10 miles away.

The site is situated close to Knapp House Activity Centre which offers surfing, water skiing, rib riding, and much more. There is also a bus stop located approximately 30 yards away on Churchill Way.

Planning – On 18/10/2018, under planning reference 1/0256/2017/FULM, Torridge District Council granted planning permission for “New
development comprising of 58 holiday units, a Reception Building (admin, swimming pool, etc.) & associated infrastructure to replace the existing Caravan Park at Knapp House”.

An electronic planning and technical pack is available from either of the joint agents.

Method of Sale – The site is initially being offered for sale by way of private treaty with unconditional offers preferred. Further land and a large detached
property (c. 40,000 sqft) may be available by
separate negotiation.

Viewing Arrangements – Site visits available by confirmed appointment only. Please contact either of the joint agents. Given the site is currently still in-use as a holiday campsite our clients respectfully request that no unauthorised visits are made.
