The land is currently let on a farm business tenancy to a local farmer. Vacant possession is available on 29th September 2019.

The sale is subject to all rights of way including public and private rights of way, water, light, drainage and other easements, QUASI-easements, wayleaves and restricted governance and all existing proposed wayleave for masts, pylons,cables, drains, water, gas and any other pipes whether referred to in these particulars or not.
Basic Payment Scheme
The entitlements are not included in the sale but may be available by separate negotiation. The current tenant will retain the 2019 payment.

The land is within the Lincolnshire Wolds Area of Outstanding Natural Beauty and is within a Nitrate Vulnerable Zone.
Sporting, Timber and Mineral Rights
All sporting, timber and mineral rights are included in the freehold sale is so far as they are owned.
The property is sold subject to an overage on uture non-agricultural developments. The overage will not apply to any planning permission granted or development or use in connection with agricultural, equestrian or forestry activities. If development takes place under the Town and Country Planning (General Permitted Development), Order 2015, or any subsequent act or changes to the regulations, then this will be a trigger event for overage. This overage will be effective for 25 years from the date of completion of the sale and will be payable on the implementation of planning permission (or disposal with planning permission) for such uses, excluding agricultural, forestry or equine use. The amount payable will be 30% of the increase of value resulting from that permission and will not be limited to the number of trigger events.

In addition to the purchase price, the purchaser may be required to pay for growing crops and any beneficial cultivations, sub-soiling, moleing and acts of husbandry since the last harvest at current CAAV rates or contract rates where applicable, seed, fertiliser, manures and sprays applied to the growing crops since the last harvest at invoice costs, all seeds, sprays, fertilisers, fuel, oil and other consumables in store at invoice cost. An enhancement of £30 per acre per month from the date of establishment to completion. Lime and chalk applied since the last harvest will be invoiced at cost of the materials and spreading.
The property is located about 7 miles east of Horncastle close to the village of Hagworthingham. Access to the land is off the Hagworthingham to Harrington Road.
