Lot 2 – Land at Pettings Court
Due south of Pettings Court lies a continuous parcel of farmland and woodland. The land is set across an attractive valley and includes a number of parkland trees and parcels of woodland.
There are approximately 104 acres of arable land, half of which lies adjacent to Fairseat Lane. It is all currently within a cereal crop rotation. Towards the centre of the land lies approximately 31 acres of permanent pasture which is used for grazing livestock. There are 28 acres of woodland in total. The rolling nature of the land and conveniently positioned woods has allowed the vendors to enjoy a compact game shoot.
Pettings Court is tucked away in the quiet hamlet of Hodsoll Street, which lies between the villages of Stansted and Culverstone Green in north west Kent. Despite the rural location, the house is well located for access to major transport links such as the M20 motorway (4 miles) and mainline train services from Meopham (5 miles), Ebbsfleet (10 miles) and Sevenoaks (11 miles).
Locally, Hodsoll Street has the Green Man pub and a village hall, with a shop and petrol garage at Culverstone Green. Sevenoaks is eleven miles away, with its excellent range of high street and boutique shops, bars and restaurants.
There are a number of first class schools in the area including the independent schools at Sevenoaks and Tonbridge, while reputable, outstanding rated grammar schools can be found nearby too and there is a primary school at Meopham.
