Two parcels of productive arable farmland
Mellis and Roydon are attractive small villages in rural north Suffolk and south Norfolk respectively. Both sit within close proximity of the market town of Diss which offers good local amenities as well as a main line railway station.
Two parcels of land are offered for sale; one just off Thrandeston Road at Mellis (overleaf; bottom), the other just off Fen Lane at Roydon (overleaf; top). Both are single fields with good access from the public highway and comprehensive drainage – please refer to the Vendor’s agent for more information.
The land at Mellis is cropped to oil seed rape with a small area of about 3 acres down to game cover. This is occupied under an informal short-term arrangement with a neighbour which, if
required, will come to an end on 1st February 2019. The land at Roydon is cropped primarily to sugar beet (about 15 acres) with about 4 acres of fallow and an acre of game cover taken on the same basis as at Mellis.
Both parcels of land are classified on the Natural England Agricultural Land Classification Map as being of Grade 3 with soils of the Beccles 1 and Burlingham 3 series, being primarily fine deep loams over clay.
Neither parcel of land is subject to any environmental schemes.
