Extending to about 70 acres in total, Thistle Farm offers productive arable quality farmland together with a modern agricultural building and the opportunity to build a comfortable farmhouse in a most attractive position. The farm is being offered for as a whole or in three lots as follows:
Lot 1 – Thistle Farm
Detailed planning consent has been granted for the construction of a new farmhouse. Accessed by means of a shared private track and with a south westerly aspect, the house site occupies a private position overlooking the land included within Lot 1. The house site is served by mains electricity, and mains water. A septic tank to provide drainage for the new house has been installed.
To be built over two storeys the proposed house has been designed to suit modern family living, with an open plan kitchen/dining room and good entertaining space on the ground floor, and three bedrooms, two bathrooms and an office on the first floor. A separate annexe contains a self contained flat with a bedroom, bathroom and open plan kitchen/living room.
A mobile home adjacent to the proposed house site at Lot 1 is connected to mains water and electricity. This provides
temporary accommodation and may be available to be purchased in addition.
Within close walking distance of the proposed farmhouse is a modern general purpose agricultural building which extends to approximately 30 metres by 15 metres. Of steel frame construction with concrete panels and Yorkshire
boarding walls, the shed has previously been used for wintering cattle and is now used for general storage. As well as being extremely useful for agricultural purposes, the building could potentially be used to provide stabling for horses or for a range of other uses.
An area of about 4 acres is included within Lot 1, which includes a paddock to the south of the proposed house site. This land is easily accessed and would be well suited to providing additional garden and amenity ground or grazing.
Lots 2 and 3 Land at Thistle Farm
Lying at between approximately 60m and 80m above sea level the arable land is predominantly classified as Class 3(1)
by the James Hutton Institute. At present, the land is farmed under a contract farming agreement with oats, wheat and
barley regularly grown for seed merchants for commercial seed production, and sold at a premium price. In addition, land has been let on a seasonal basis for the growing of peas and potatoes.
Lot 2 forms a block of approximately 31 acres of arable ground, lying to the south of Lot 1. The land benefits from a largely southerly aspect. Access to the fields is taken from the track which also serves Lot 1.
Lot 3 extends to approximately 35 acres of productive arable land, accessed directly of the public road as well
as from the track which serves Lot 1.
