Small mixed woodland situated on the Machars peninsula, Wigtownshire

Location

North Balfern Woodland is located in rural Wigtownshire close to the village of Kirkinner, some 10 miles south of Newton Stewart and the Galloway Forest Park.

Wigtownshire is well known for timber growth and production and affords good transport links to a wide range of competitive markets for all grades of timber product.

Description

North Balfern is a mixed woodland, with a high proportion of hardwoods including oak, beech, sycamore, and ash, with two small stands of Sitka spruce. The trees vary in age throughout different parts of the woodland. The property extends to an area of about 5.15 hectares in total. The land is generally level at about 50 metres above sea level.

Access
North Balfern Woodland is served by a main access off the B7004 road (at point X on the aerial image), which is an agreed route for timber haulage. The woodland is adjacent to the B7004 junction with the A746, which is extensively used by timber traffic and provides a direct link to the A75 and A77 trunk roads.

Boundaries
The southwestern boundary (i.e. along the edge of the A746 and B7004) is presently a hedge line, the responsibility for which rests entirely with the owner of the woodland. The boundary marked A-B on the south eastern boundary has no liability for maintenance to the owner of the woodland. The remaining fence lines are mutual boundaries with 50% maintenance liability. Much of the fencing on the northwestern boundary has been renewed in recent years and is in excellent condition.

In so far as they are owned or excluded by statute, the mineral rights are included in the sale.

All standing and fallen timber is included in the sale.
