Traditional Welsh farmhouse with cottage • Reception room • Kitchen • Sitting room • Timber
frame conservatory • Three bedrooms • Additional
bedroom / study • Attractive detached stone cottage with three bedrooms managed as a successful holiday let • Landscaped garden including flower and vegetable beds • Traditional and modern agricultural outbuildings • Approximately 94 acres of mixed pasture and woodland

From Porthmadog follow eastward along the
A487 towards Penrhyndeudraeth. As you reach the centre of the village, turn left onto the High Street signposted Beddgelert (A4085). Proceed through the village up the hill and immediately after crossing the Ffestiniog railway take the next right hand turning which states ‘no through road’. Follow this road until you see a red gate with
the ‘Rhiw Goch’ place name to the left of the
gate. Continue on through the gate on the lower
road for ½ mile to the farmyard.

Rhiw Goch is situated in an elevated position over the Vale of Ffestiniog with fine views across the Moelwyn and Rhinog mountain ranges as well as the coastline of Cardigan Bay. The property is only a short distance from the popular village of Penrhyndeudraeth with a number of shops, a public house and train line. The town of Porthmadog is reached with a short drive and has a range of local and national retailers, restaurants and public houses.

Located within the Snowdonia National Park, Rhiw Goch still offers easy access to the University City of Bangor, the A55 North Wales Expressway and the North Wales coast with links to the national motorway network. A direct train link from Bangor (30 miles) to London Euston takes approximately three and half hours.

Rhiw Goch Farmhouse
The main residence provides a fine example of a traditional Welsh farmhouse which has been sympathetically modernised and extended to provide a family home that combines traditional features with contemporary design.

A particularly attractive feature of the ground floor
accommodation is the architecturally designed heavy timber framed glazed extension, which encompasses the front elevation of the farmhouse, where the stunning countryside views can be enjoyed to their best. The extension provides comfortable living accommodation from which a fine sitting room may be accessed. In addition the ground floor benefits from a utility room and shower room. The first floor provides a further three good sized bedrooms and a bathroom.

‘The Old Stable’
The Old Stable has been sympathetically converted into a charming holiday cottage which is in keeping with its surroundings. The property provides modern living accommodation, extending to three bedrooms, and is managed as a successful holiday business.

Gardens And Outbuildings
The farmhouse sits at the centre of the farmstead and is surrounded by lawned gardens, flower and vegetable beds and mature broadleaf trees. There is ample parking for vehicles and livestock or equestrian trailers.

There is a range of agricultural outbuildings which are suitable for livestock farming or a number of alternative lifestyle uses.

The land extends to approximately 94 acres of mixed pasture grazing, typical of this rugged and stunning corner of North Wales. The land ranges from productive pasture to rougher grazing as well as mature and recently planted broadleaf woodland.

A delightful feature of the property is the popular tourist attraction, The Ffestiniog Railway, passing below the house on its way between Porthmadog and Blaenau Ffestiniog.

We are advised that Rhiw Goch is owned freehold with the land let on a grazing tenancy.

Mains electricity, water supply, private drainage system and oil fired central heating.
