Tenure and Possession
Park Wood is offered for sale freehold with vacant possession on completion.
The Property is sold subject to an overage clause for a term of 15 years whereby if planning consent is granted for a change of use other than woodland or personal amenity purposes, a clawback of 25% will become due in favour of the vendor which will be triggered on the implementation of, or sale with planning consent, whichever occurs first.
The sporting rights are included in the freehold sale in so far as they are owned.
The Mineral Rights are included in the freehold sale in so far as they are owned.
Easements, Wayleaves and Rights of Way
The land is sold subject to and with the benefits of all rights of way, water drainage, water courses and other easements quasi or reputed easements and rights of adjoining owners (if any) affecting the same and all existing and proposed wayleaves and other matters registered by any competent authority subject to statute.
There are no public rights of way that transect the Property.
The Vendor will only sell such interest in the boundary fences, walls, ditches, hedges and other boundaries separating the property from third party properties in so far as they are owned.

Leave the M18 at Junction 3 and take the A6182 signposted Robin Hood Airport. Continue along A6182 for approximately 3 miles before turning right onto the B6463 signposted Rossington. Continue along the B6463 taking the 2nd exit at the roundabout before turning right onto New Lane opposite Rossington Police Station. On New Lane turn left onto Atterby Drive and follow the road around to the end of the Cul-De-Sac. The access track is between Eland Close and Field Gate. Walk past Thorne Park Recreational Area and the woodland is situated on the left hand side.
