An established vineyard and winery set on the edge of the beautiful North Lincolnshire Wolds
Located on the northern edge of the North Lincolnshire Wolds, the vineyard and winery at Somerby has been the base for Somerby Vineyards Ltd for the last 12 years. Somerby Vineyards Ltd has developed wines that have won numerous awards over the last few years, including a Bronze at the International Wine Challenge 2018. Their wines are now stocked in a number of notable retail stores. They have also recently started production of their own brand cider and have plans to create a sparkling wine range as the local soil types are ideally suited.
The Land & Winery
There are around 9,000 vines spread across about 12.5 acres (5.05 hectares) of gently southerly sloping land. These vines contain a mixture of Pinot Noir, Solaris and Rondo vines. There is room for a further 3,000 Pinot Noir vines should it be desired. The majority of the vines are around 10 years old giving them another 60 to 70 years of quality cropping left.
The state of the art and fully functional winery is contained in two modern, steel portal framed buildings with a lean to store between. The winery has a capacity to vinify 20,000 litres with room to expand to around 150,000 litres should it be required by an incoming purchaser.
There is further potential to adapt or extend for further storage or to create a facility that can host a wine tourism business with a kitchen and tasting facilities, subject to gaining the necessary planning consents. Access to the property is via three rights of way over third party owned land.
Classified as Grade 3 the soils are recorded in the Soil Survey of England and Wales as being of the Upton 1 series. These soil types are described as shallow, well drained calcareous silty over chalk.
Should it be desired, there is about 2.5 acres (1 hectare) of further land containing around 1,500 vines, available to rent subject to negotiations.
According to a survey conducted by WineGB, the sales of English and Welsh wine grew by approximately 31% between 2015 and 2017 with the industry winning awards in major international competitions. This has elevated the place of English and Welsh wines on the world stage. This survey also estimates that there are approximately 2,100 full-time employees involved within the industry in Britain which could grow to around 30,000 by the year 2040, whilst they predict wine production to reach some 40 million bottles within the same period. All these figures point to an exciting future for English Viticulture.

Method of Sale
The property is offered for sale as a whole, by private treaty.
Tenure and Possession
The freehold of the vineyard is offered for sale with vacant possession upon completion, but potentially subject to holdover on the growing crop.
Where appropriate the purchaser will be responsible for complying with the statutory provision of the Transfer of Undertakings (Protection of Employment) Regulations 2006 (TUPE).
Fixtures, Fittings and Stock
The vineyard and cellar equipment (list available) is included in the sale price. Wet stock (bottled and in tank) will form a part of the sale in addition to the property price paid and as valued by separate negotiation. A current stock list is also available.
Value Added Tax
Any guide prices quoted or discussed are exclusive of VAT. In the event of a sale of the holdings or any part of it, or any right attached to it becoming a chargeable supply for the purposes of VAT, such tax would be paid for in addition to the purchase price.
Easements, Wayleaves and Rights of Way
The property is offered for sale, subject to and with benefit of all rights of way either public or private, all easements, wayleaves and other rights of way whether specifically mentioned or not.
The property is provided with mains water and five phase electricity. Drainage is to a private system.
