The launch of Lower Farm, Throcking, Hertfordshire, next week brings 114ha (280 acres) to the market with a wide range of arable and livestock buildings.
With Hanslope series soils on grades 2 and 3 land, the farm is all arable but for 34 acres of pasture, and comes to the market as a result of a partnership dissolution. Lower Farm sits just a mile from Buntingford and is believed to be the first substantial open market farm sale in the area this year.
The farmhouse is mainly 1950s-built, with five bedrooms, and there are two semi-detached farm cottages, one of which is occupied by an employee. The buildings include 900t of grain storage and a former dairy unit that is now used to house beef cattle.
The holding is tidy and well farmed, having been in the same family for several decades, said agent Michael Alexander of Alexanders.
Lower Farm has its own weighbridge and a borehole supplying the houses, while additional income comes from the letting of two former poultry houses.
Alexanders has lotted the farm nine ways and set an overall guide price of £3.69m. The main arable portion is in three lots totalling just over 245 acres and carries a guide price of £1.9m, or £7,440/acre. Viewing dates have been set for 30 September and 7,14 (tbc) October. (Alexanders 01480 432220)
