Farmland market heats up with bare land across the UK

The farmland market is heating up this week, with a number of bare arable and grassland parcels for sale in Leicestershire, Shropshire, Bedfordshire, Essex and Wiltshire.
Arable land
Shropshire sees a block of 288 acres of prime arable land for sale at Trench Farm, Wem. The agent, Morris Marshall, says it has been some time since farmland of this size and quality has been on the market in the area.
The land, which has good road access, is Grade 3 and primarily arable with some pasture. Winter wheat and winter oats have just been harvested with the latter yielding in excess of 4t/acre.
An ELS agreement exists and SPS entitlements are included in the sale. The guide price is ÂŁ2.5-3m for the whole, but is available in lots if necessary. (Morris Marshall 01938 554 818)
About 104 acres of good-quality arable land is also for sale near Royal Wootton Bassett, Wiltshire, with a guide price of ÂŁ940,000.
The block of Grade 3 land at Parsonage Farm has been well-managed, says agent Woolley & Wallis, and is divided into six large fields – ideal for modern machinery.
The soil is deep loam and the land is generally level. It has been farmed to a continuous arable rotation with regular high yields. (Woolley & Wallis 01672 515 252)
A small parcel of Grade 1 arable land is also available off Harwich Road, near Manningtree, Essex. The 18-acre block is near Wrabness village and offers deep permeable coarse loamy soils.
It has been contract farmed and in an arable rotation for several years. About seven SPS entitlements are available. The guide price is ÂŁ170,000. (Robinson & Hall 01206 931 506)
Grassland
At a guide price of ÂŁ12,000/acre, about 20 acres of pastureland are for sale in Bedfordshire, off Tither Road near Kempston and adjacent to Glenbrook Farm.
The grassland provides good grazing and is level with its own access drive directly off the road. The land is split into three fields and is hedged with post-and-rail fencing between the field boundaries. (Robinson & Halls 01234 351 000)
A further 40 acres of productive pastureland is for sale near the village of Frisby on the Wreake, near Melton Mowbray, Leicestershire.
The land is Grade 3 with stoneless clayey soils and in places calcareous soils. It has a guide price of ÂŁ240,000. There are no SPS entitlements registered to the land. (Brown & Co 01664 502 124)
