Adaptable farm buildings and good sporting potential are two strong features at Redhill Farm, Redmarley d’Abitot, in Gloucestershire.

An agricultural occupancy condition is attached to the modern five-bedroom farmhouse, while the land is grades 2 and 4 arable and pasture with irrigation facilities. Savills’ Richard Binning has set a guide price of £1.6m for the farm, which has a borehole and a 500,000 gallon reservoir but no abstraction licence.

The farm totals 111.6ha (276 acres) of which almost 47ha (120 acres) is woodland on a 999-year lease which began in March 1949. However, the sporting rights across all of the land are included in the sale. Soil type here is Bromsgrove Series, a well-drained, reddish, coarse loamy soil, mainly over soft sandstone.

Mill Farm had almost 218ha (543 acres) of bare grades 2 and 3 arable land while the other farm, south of Bury St Edmunds, included a farmhouse and buildings and was sold privately.

The quality of the land played a big part in attracting the high level of interest in both farms, said the agent.
