Bare land in England and Scotland hits the market

About 600 acres of bare arable and grassland has come to the market across Sussex, Kent and Berwickshire this week, in what is a usually quiet season in the land market.

They include coastal land and two blocks in areas of outstanding natural beauty.

The largest, at about 293 acres, is an area of productive arable and pastureland near Linhead Cockburnspath on the Berwickshire coast between East Lothian and the Scottish Borders.

Most of the land is arable (about 211 acres) and consistently produces high-yielding combinable crops and vegetables, according to agent Smiths Gore. There are two fields sown to grass and steep “sea braes” running down to the seashore, which provide grazing.

The mainly Grade 3 land is split into two blocks of about 167 acres and about 126 acres, with most of the 31 fields being larger than nine acres and the largest about 31 acres.

It lies close to the A1 and is available as a whole at a guide price of £1.25m or in two lots. SPS entitlements are not included. (Smiths Gore 01313 440 880)

In the south-east of England, a further 235 acres has come to the market near Eynsford, Kent, with the opportunity to return a golf course to farmland.

All of the land at Austin Lodge is Grade 3 and has potential to be turned into arable or grassland, says agent Savills. The land includes a golf course, chalk scrubland and 21 acres of woodland parcels.

It is in the Kent Downs Area of Outstanding Natural Beauty but is not entered into any environmental schemes and is not registered for SPS entitlements. It is available at £1.2m for the whole.

Further south, about 132 acres of Grade 3 mainly arable land is for sale near Uckfield in East Sussex.

The land at Stonehouse, near High Hurstwood, lies in the High Weald Area of Outstanding Natural Beauty. Most of it is let to a local farmer on an annual licence running until harvest 2015.

The land is divided between about 69 acres of arable, 31 acres of grassland and 30 acres of woodland.

Some of the land is entered into a five-year ELS agreement, ending February 2017. It is available as a whole at a guide price of £800,000 or in lots. SPS entitlements are included. (Savills 01444 446 066)
